For an Airbnb or short-stay property, the door lock is one of the first and last parts of the guest experience. A good smart lock allows guests to check in without collecting a key, gives cleaners and contractors controlled access, and lets the property manager respond to problems without travelling to the property.
In an apartment building, however, choosing a smart lock is not as simple as selecting the model with the most features. The apartment entry door may form part of a fire-resistant doorset. The lock must allow safe egress, and the door, frame or original hardware may be controlled by the owners corporation, strata scheme or body corporate.
At Keeler Hardware, we treat the lock, door and building requirements as one complete system. The aim is to provide convenient remote access without compromising security, fire safety or the building’s approval requirements.
Why Smart Locks Work So Well for Short-Stay Accommodation
The biggest advantage is flexible access without physical key handovers. A host can issue a unique PIN for each booking, set it to operate only during the guest’s stay and cancel it automatically after checkout. This reduces the risks created by keys that are lost, copied or never returned.
Smart locks also simplify access for cleaners, maintenance technicians and property managers. Each person can receive a separate code, card, tag or mobile credential with its own permitted times. A cleaner can therefore be given access between bookings without receiving the guest’s code or a permanent master key.
For owners managing several properties, remote administration can save substantial time. Depending on the lock and its connected hub or gateway, the manager may be able to:
- Create, change and revoke access codes remotely.
- Schedule access for particular dates and times.
- View an access history.
- Check whether the door is open or locked.
- Receive low-battery or tamper alerts.
- Remotely unlock the door after confirming a guest’s identity.
Smart locks can also improve consistency. Auto-locking helps reduce the chance of a guest leaving the apartment unsecured, while an access history can help establish when authorised users entered.
A smart lock is not automatically more secure simply because it is electronic. However, a correctly selected and properly managed system can provide much better control than one shared key, an uncontrolled spare key or a lockbox that uses the same permanent code for every guest.
The Different Ways Guests and Residents Can Gain Access
PIN Codes
PIN codes are usually the most practical option for short-stay accommodation. Guests do not need to download an app, carry a key or arrange to meet the host.
The safest approach is to provide a different, time-limited code for every booking. The code should become active shortly before check-in and expire after checkout. A permanent code that is reused for every guest removes one of the main security benefits of installing a smart lock.
Separate scheduled codes can also be issued to cleaners, tradespeople and property managers.

Smartphone Access
Smartphone access is convenient for owners, permanent residents and regular service providers. Depending on the product, it may use Bluetooth when the user is near the door or internet connectivity through Wi-Fi, a bridge, hub or gateway.
This distinction is important. A lock described as “app controlled” is not necessarily manageable from another suburb or another country. Bluetooth normally requires the user to be near the lock. Genuine off-site control generally requires an internet-connected component and reliable Wi-Fi at the property.
For Airbnb and short-stay management, confirm exactly which functions remain available when the manager is away from the property. These may include remote unlocking, code creation, code deletion, access history and battery notifications.
RFID Cards and Tags
RFID cards and tags are useful for permanent residents, cleaners, building staff and property managers. They are quick to use and can normally be deleted from the system if lost.
For transient guests, PIN codes are generally easier because there is nothing to distribute, collect or replace after checkout.
Fingerprint Access
Fingerprint access is highly convenient for owners and permanent residents. It removes the need to remember a code or carry a credential.
It is usually less efficient for short-stay guests because each fingerprint must be enrolled and later removed. Fingerprint access is best treated as an additional option for regular users rather than the only way into a holiday rental.

Mechanical Key Override and Emergency Power
A mechanical key override or emergency power connection provides an important fallback if batteries are depleted, the electronics fail or the network is unavailable.
The backup arrangement must also be managed securely. Hiding a permanent override key near the apartment can undo many of the security benefits of installing a smart lock.
Remote Management Is the Feature That Matters Most
For short-stay operators, remote management should mean more than opening the door from a phone.
A suitable system should allow booking-specific and scheduled credentials, immediate revocation, separate cleaner and contractor access, an access history and clear battery warnings. Door-position reporting is also valuable because a lock can report that it is locked even though the door has not been fully closed.
Remote unlocking should be treated as an exception rather than the normal check-in method. A unique, timed PIN is generally safer and easier to audit. Remote unlock is most useful after the property manager has confirmed the identity of a guest who is genuinely locked out.
It is also important to remember that the apartment smart lock controls only the apartment door. Guests may still require a legal and strata-approved way through the building entrance, lift, garage, pool gate and other common areas. The access plan needs to cover the guest’s complete journey from the street to the apartment.
Australian Apartment Requirements: Fire, Egress and Strata Approval
Fire-Door Compliance
Many apartment entry doors are fire doors or form part of a fire-resistant doorset. AS 1905.1 covers the construction and installation of the complete doorset, not merely the door leaf. The lock, latch, closer, frame, seals, fixings, door preparation and installation method can all affect its performance.
A smart lock carrying a fire-related test result is therefore not automatically approved for every fire door. The available evidence must match the proposed lock, door construction and installation arrangement.
Before replacing a lock on a fire door:
- Locate the fire-door tag and identify the door manufacturer.
- Confirm the required fire-resistance level.
- Identify the existing lock and door preparation.
- Obtain fire-testing or assessment documentation for the proposed lock.
- Confirm that the documentation applies to the relevant door construction.
- Have the proposal reviewed by the required fire-safety practitioner, certifier or approval authority.
- Use an appropriately qualified installer familiar with fire-door requirements.
The door closer, self-latching and any approved seals must continue to operate correctly after installation. Changing the strike, adding holes or making additional penetrations should not be treated as ordinary carpentry work on a fire door.
The safest rule is simple: do not purchase a smart lock for a fire door based only on the words “fire rated” in a product title.
Safe Egress
For doors in required exits or paths of travel, National Construction Code provisions generally require the door to be readily openable from the egress side without a key and by a single-hand action.
An exception can apply to a door serving only, or located within, a sole-occupancy unit in a Class 2 apartment building. This means the exact NCC requirement depends on the door’s location, the building design and the approval applying to that building. Common exit doors, lobby doors and other doors on an escape route require separate consideration.
Even where the sole-occupancy-unit exception applies, an apartment smart lock should provide simple and intuitive escape without requiring a phone, PIN, card, fingerprint or key from inside.
Avoid any configuration that can electronically deadlock occupants inside. The fire-rated Yale Unity, for example, has its secure deadlocking mode disabled specifically for common multi-residential fire-door applications.
Strata, Owners-Corporation and Body-Corporate Approval
Apartment entry doors, frames, original locks and the external appearance of door furniture may be common property or subject to scheme rules. The position depends on the strata plan, applicable state legislation and the building’s by-laws.
Official guidance in New South Wales, Victoria and Queensland confirms that alterations affecting common property or controlled building elements can require approval from the owners corporation or body corporate.
Obtain written approval before ordering the lock or drilling the door. A well-prepared application should include:
- The exact smart-lock model and finish.
- Installation drawings and proposed door preparation.
- Relevant fire-test or assessment documents.
- Details and qualifications of the installer.
- The remote-access and internet gateway arrangement.
- Emergency override provisions.
- Battery replacement and maintenance arrangements.
- Confirmation that the external appearance will be acceptable.
- Details of any building master-key or emergency-access requirements.
Installing first and seeking approval afterwards can result in the lock being removed, the fire door requiring rectification or the owner being required to reinstate the original hardware.
Smart-Lock Options From the Keeler Hardware Range for Fire-Door Upgrades
No smart lock should be ordered for a fire door until its compatibility with the exact doorset has been confirmed.
For an existing Australian mortice-lock application, the following are among the most relevant options.
Häfele Genesis Digital Smart Lock Kit 912.20.786
The Häfele Genesis Digital Smart Lock Kit 912.20.786 is a complete lever smart-lock kit that includes an Australian mortice lock.
Access options include:
- Touchscreen PIN.
- RFID cards and tags.
- Fingerprint recognition.
- Mobile app.
- Mechanical key override.
Its Smart Living functions include one-time and scheduled PINs, access authorisations, access-history records and remote unlocking. The Australian mortice lock is tested to AS 4145.2 and the product is fire resistant to AS 1530.4. A compatible Häfele Zigbee gateway is also available for connected installations.
This combination makes the Genesis well suited to managed accommodation where multiple access methods are required. For genuine off-site administration, confirm and include the appropriate gateway when specifying the system.
The fire evidence must still be checked against the particular door construction, fire rating and installation method.
Schlage Omnia Smart Digital Door Lock
The Schlage Omnia Smart Digital Door Lock is designed for internal multi-residential applications and is supplied by Keeler with an Australian mortice lock.
Its access methods include:
- PIN.
- Key tag.
- Fingerprint.
- Bluetooth smartphone app.
- Mechanical key override.
When paired with the Schlage BZ100 Wi-Fi Bridge, the Omnia supports remote unlocking, remote PIN creation, user management and access auditing. It has been successfully tested on fire-door assemblies in accordance with AS 1905 Part 1.
For Airbnb and apartment use, its combination of scheduled codes, multiple credentials and an Australian mortice-lock format is particularly useful.
Because the manufacturer describes it as an internal multi-residential product, the lock’s location and exposure to weather should also be checked before selection.
Yale Unity Entrance Lock Fire Rated
Where a direct mortice-for-mortice conversion is not essential, the Yale Unity Entrance Lock Fire Rated is another strong apartment option stocked by Keeler Hardware.
Yale states that it has been tested for two hours on approved door assemblies in accordance with AS 1905.1-2015. It can be operated through the Yale Home app or contactless tags, with PIN access available through the optional Yale Smart Keypad.
Adding the Connect Plus Hub 2 enables remote lock management from anywhere. Keeler stocks configurations with the hub and with both the hub and keypad.
The Unity is a different lock format from a conventional mortice lock. Replacement suitability therefore depends on the existing door preparation, coverage of previous holes and the approved fire-door configuration.
What to Check Before Ordering
Start with the door, not the app.
Record the fire-door tag and manufacturer, existing lock model, backset, door thickness, handing, frame and strike arrangement, door-closer operation and the dimensions of all existing holes.
Then confirm:
- Whether the new lock will cover the existing door preparation.
- Whether it is suitable for the door’s thickness and handing.
- Whether the fire evidence applies to your particular doorset.
- Whether a bridge, hub or gateway is required for remote access.
- Whether the apartment Wi-Fi will reliably reach the lock or gateway.
- Whether strata or body-corporate approval is required.
- How guests will enter common areas of the building.
- Who will administer users and access codes.
- Who will hold the emergency override key.
- How often batteries will be inspected and replaced.
Use unique administrator passwords, enable multi-factor authentication where the platform provides it, keep the lock firmware and mobile app updated, and remove staff or contractor access as soon as it is no longer required.
The Right Smart Lock Is a Complete Door Solution
For Airbnb hosts, short-stay managers and apartment residents, a smart lock can remove key handovers, streamline check-in, improve control over cleaners and contractors and make a property much easier to manage remotely.
The best result comes from selecting the right lock for the existing door and building—not simply the device with the longest feature list.
Keeler Hardware can help identify the existing lock, compare backsets and door preparation, explain the accessories required for genuine remote access and narrow the choice to products with appropriate fire and egress evidence.
For an apartment fire door, obtain strata approval and final compliance confirmation before installation. Convenience matters, but safe egress and the integrity of the fire-resistant doorset must always come first.
